got your pm.
Traffic to this forum has slowed down, partly because most of the issues have been voiced out, most people are now taking a wait-and-see approach to those issues to be solved.
I share the same thinking as you, but at this moment, most of our issues are common between BLG and BLA (security/gym/bbq pit etc). We could separate out when we are more stable in future.

BLG case,
I might have parked at someone's unit if I go there because I do not know which unit is occupied, which one is not because the carpark is not ready.
So, each time I go I will park at different place depending to which parking lot is empty. Until my carpark is ready, I can only park at my place.

BLA case like yours,
I would block that car. hehehehe....
Serious note, I will stick a notice at the car that this lot is occupied, ask the owner to park somewhere else next time.
To know if it's a contractor's car or not, ask the security or the management.

You have your point there.
Would you like to take the lead in this issue and talk to Allied? We can plan this properly before we have a discussion with Allied.
Garden owners, what say you?
If this goes accordingly, means that Allied would need to refund those who have already paid-up.
While those who have not pay, would be delaying payment until this issue has a conclusion.

Hi Admin,
I have not move in yet, not so soon.
I think we should delay payment first. Discuss first since its not fair because we dont get what we are paying for.
I also agree they should refund those owners who have paid them.

要求发展商减少我们的 maint fee,由他们(发展商)付。 Ask developer to decrease our maintenance fee, the balance paid by the developer.


举例:还在维修(renovation)停车场时期,我们少付rm30,由他们(发展商)付费Rm30,剩下的我们付费。For example: the car park still under construction, we cut RM 30 and ask developer to pay the RM 30. The balance we paid.


理由如下:
         1)很多人没有办法停车在自己的车位。如果停车在别人的位子,万一别人不满自己的车位被占据,
            而破坏你的车子,由谁负责赔偿你的损失?
            很明显,没有人会赔偿你,除非你找出凶手。
            问题是...为什么我们没有自己的停车位?
            我们已经买了停车位,却不能停车在自己的位子。
            别人停在你的停车位,相信你也不会高兴。虽然现在大家都可以谅解,没有停车位。 
            但是,相信越多人搬进来,现在的停车位不够用,一定会出问题。
            现在已经有人贴纸张说明那是他的车位,那是客气了。如果他不客气,谁倒霉?我们住户倒霉。
Reasons as mention below:-
      1) If the original owner not happy with his/her carpark been occupied byyou and demolish your car, who going to pay the repair of ur car?  Very clear that no body will pay you for repair unless you found the people who demolish ur car. The problem is, why we don have our own car park? We bought the carpark lot n we can use it. In future, a lot more owners will move in andwill not enough car park lots for all residents. Putting a notice onyour car consider is very gentle already, if you met some body is morerude, we don know what will happen to your car. But all this problemsis coz by developer, don you agree?

        2)如果renovation已经完成,大家已经可以得到自己的停车位,发展商就不必负责帮我们付费Rm30。
2) Once the construction completed, every resident can park their own car at own car park lot, developer can stop paying to maintenance fee (RM 30).        3)假设今天如果你在外面的停车场,买了一个月Rm60的停车位。
           停车场却在维修一个月,因此你没有车位停车,你是否可以要求还你停车的月费或者那个月不必付费?
    3) For example, if you bought a car park ticket/rental for 1 month at outside for RM 60. If the car park is close for renovation for 1 month, do you still need to pay RM 60? Can you ask for refund of the RM 60 for that period of time?

I haven't paid the maintenance fee yet. By the way, anyone has any idea whether Allied will sent a notification to us to pay up the maintenance fee or not?

I suggest you read through some of the posts here to know who has actually renovated or in the midst of renovation.
Then send that member a private message. It is rather sensitive here since this would mean that the appointed contractor (LipWay) will not be getting any business from you.

If there is another gathering, try to make it so that you will get to know many of the members here who have different experience and contacts.

today i got facing a problem is BLG owner leave a pcs of  paper to my car  "pls remove your car don't park here is my car park lot LXX ",got anybody happen like this? the car park not fix yet,still under renovation mah!

this owners must be not so often come to BLG, this has to report to management office. and also guard house. I saw a lot of car without sticker also parking inside. The guard is not doing their job. I saw some contractor like very fren with the guard then they also park inside our carpark with out car park access card n car sticker. This is not a good sign.

What Desus has posted is a valid point by the original owner of the carpark..It is his right to stick a notice on your car..But, also, time has come for ALLIED to start putting up memos to inform residents and owners of the current situation.Also, it seems that the motorcylce entry lane is NOT supposed to be at the opposite of the guard house...and at the lane where cars are turning out to the main road. This is Dangerous and not making it easy for the security to control unauthorise entry.ALL BL GARDEN OWNERS NEED TO BRING UP THIS ISSUES TO THE ALLIED MANAGEMENT!

But the security should also take some initiative to help, such as alerting the management office and call the relevant pest control agency, or bomba to help.

Setting-up Resident Association

We're planning for a short discussion this coming Tuesday 14-Jul at 8.30pm at the rooftop garden.

Reason is to get things going in the set-up of the resident association for BL Hill, and to have a temporary working committee to get things going for the time being.
Also, to have a proper agenda when meeting with RID or Allied.

Members are encouraged to attend to contribute ideas and feedbacks if you guys can make it. Thanks.
